Beautiful Art Deco Apartment in Hampton... Off-Market!

Three weeks ago I embarked on an assignment for a wonderful client who had a tailored property investment brief targeting a high growth, unique property in Melbourne’s south east.

With a budget of less than $600,000, I was determined to locate a beautiful Art Deco apartment, but I needed some good fortune on my side, because these properties are popular with all buyers’ advocates… and we are prepared to fight over them at auction.

Knowing that St Kilda and Elwood Art Deco apartments often sell for $600,000 to $700,000, I had to be creative. I knew I had to network with some agents to see if there were any possible off-market opportunities out there.

The Challenge of Finding the Right Property

I saw several in Elwood and St Kilda… even one in Brighton. But I needed to find a property on a quiet tree lined residential street within walking distance of the local station and shops.

In these areas I was often restricted to busy roads, or higher density streets – or worse still, properties with extensive subsidence cracking; all commonplace issues for older masonry structures on soft Elwood soil.

I turned my attention to an off-market property that one of my familiar agents alerted me to.

He had found a beautiful Art Deco apartment for me to see, not only in a pretty residential street, but within an easy walk of the vibrant Hampton Village and train station.

This property was just one of seven on the block and had only a few recent sales for me to rely on in an appraisal. The rooms were generously proportioned, typical of this fantastic era, and the orientation was fabulous, allowing the light to stream into all rooms superbly.

This upstairs beauty offered security and privacy to its inhabitants with a lovely feature vestibule entrance and full gated access to the block.

Aside from the lush gardens and a friendly neighbour who greeted us, I was enchanted by the sheer quietness of the block. I was only moments away from the hustle and bustle of Hampton’s crazy village, yet I could only hear birds chirping.

The privacy and outlook this unit offered made it a compelling and obvious target property for my client’s brief.

Hampton Personifies Melbourne Beach Culture

Hampton is just 14km south east of Melbourne’s CBD. It’s a wealthy beachside suburb wedged between Brighton and Sandringham. The Sandringham train line services the area and the village is home to over fifty cafes and restaurants.

Each time I’ve met with clients in the area, we’ve been spoilt for choice with the abundance of places to eat and drink. One of my favourites is the Brown Cow, a great brekky hotspot just near the station.

Many singles, couples and families rent in this popular area and it is no stranger to UK immigrants and expats who love the popular beach culture Melbourne has to offer.

With a strong demand from tenants for beautiful properties such as this one, my client can look forward to outperformance capital growth and a consistently tenanted property.

I started my career in real estate in this fabulous patch back in 2003, and it was such a buzz to return to Hampton on my Art Deco quest.
