noble park Suburb Profile & Review

Noble Park is a vibrant multicultural suburb north-west of Dandenong. Before it was settled, the area was used to demonstrate explosives developed by Alfred Nobel. For a time it was known as Nobel Park in his honour, until the name was eventually changed.

Noble Park Station benefits from two train lines, Cranbourne and Pakenham, which means residents rarely have to wait long for a train into the city. The station is located at the end of the Noble Park Shopping Precinct, a convenient and colourful strip featuring a supermarket, specialised grocery stores for different cultural groups, a chemist, beauty stores and clothing shops. Sports lovers have no difficulty finding something to suit them: the Noble Park Aquatic Centre on Memorial Drive features Melbourne's biggest water slide and state-of-the-art indoor leisure facilities. Noble Park Reserve and Ross Reserve have room for soccer, cricket, football, tennis and lawn bowls. The iconic Sandown Raceway, which has hosted some of the city's greatest motorsport events, is minutes away in Springvale.

There are many public and private schools in the suburb, including Noble Park Secondary College, Nazareth College and Carwatha College. Academy Award winner Adam Elliot attended school at Carwatha College.

noble park Income & Mortgage Stats

To calculate the percentage of income paid towards a mortgage for the suburb of Melbourne, multiply the mortgage payment (e.g. $2450) by 12 then divide this figure by the weekly income (e.g. $1200) multiplied by 52 (weeks) to look like this ($2450 x12/$1200 x 52) x 100 = 47%

Any figure above 30% usually indicates that the suburb you intend to buy in may have property owners with a high incidence of mortgage stress. In terms of maintaining or growing property values in the future and trying to secure a strong property price when selling, this could have an impact, especially in an economic or local industry downturn.
