essendon north Suburb Profile & Review

Essendon North is located in City of Moonee Valley, only 12km from the centre of Melbourne. Windy Hill, the AFL ground that serves as the Essendon Bombers practice oval, is perhaps the area's most iconic local landmark. However, residents also benefit from the presence of two major shopping precincts: Essendon DFO, and a Westfield shopping centre in Airport West. Combined, they boast hundreds of big name retailers and several bustling food courts.

There is one school within the suburb's boundaries, Essendon North Primary School, though there are many highly regarded schools in neighbouring Essendon, including Lowther Hall Anglican Grammar School, Buckley Park College and Penleigh and Essendon Grammar Junior School. There is also a Kangan Institute of TAFE campus which specialises in business management, IT and commerce.

Public transport is incredibly convenient. There are three railway stations on the Craigieburn line, and the route 59 tram from Airport West to Elizabeth Street in the city stops at key points like Essendon North Primary School. Cyclists are big fans of the area due to the proximity of the Maribyrnong River Trail and Moonee Ponds Creek Trail. Both routes are scenic and easy, and riders are often forgiven for thinking they are in the middle of the country.

essendon north Income & Mortgage Stats

To calculate the percentage of income paid towards a mortgage for the suburb of Melbourne, multiply the mortgage payment (e.g. $2450) by 12 then divide this figure by the weekly income (e.g. $1200) multiplied by 52 (weeks) to look like this ($2450 x12/$1200 x 52) x 100 = 47%

Any figure above 30% usually indicates that the suburb you intend to buy in may have property owners with a high incidence of mortgage stress. In terms of maintaining or growing property values in the future and trying to secure a strong property price when selling, this could have an impact, especially in an economic or local industry downturn.
