langwarrin Suburb Profile & Review

Located on the edge of the Mornington Peninsula and only fifty minutes from the CBD due to recently completed EastLink developments, Langwarrin is developing into a semi-rural area that still retains its village atmosphere.

Cruden Farm, home of Dame Elisabeth Murdoch, has a spectacular garden which is often open to the public. The Langwarrin Flora and Fauna Reserve is a beautiful local attraction, complete with walking tracks and quiet spaces for relaxation and soaking up the outdoors.

There are two shopping centres in the area the Gateway Shopping Village and Langwarrin Plaza which take care of locals' shopping and amenities needs. There may be a lack of dining out options in Langwarrin, but the Mornington Peninsula is not far, with wineries and restaurants aplenty. The Elisabeth Murdoch College is a first-rate public high school, and there are many primary schools in the area as well. Langwarrin is just a ten minute drive to some of Melbourne's best beaches a perfect location!

langwarrin Income & Mortgage Stats

To calculate the percentage of income paid towards a mortgage for the suburb of Melbourne, multiply the mortgage payment (e.g. $2450) by 12 then divide this figure by the weekly income (e.g. $1200) multiplied by 52 (weeks) to look like this ($2450 x12/$1200 x 52) x 100 = 47%

Any figure above 30% usually indicates that the suburb you intend to buy in may have property owners with a high incidence of mortgage stress. In terms of maintaining or growing property values in the future and trying to secure a strong property price when selling, this could have an impact, especially in an economic or local industry downturn.
