fitzroy Suburb Profile & Review

Whether it's Brunswick Street or Smith Street, the live pub scene or the shopping venues, Fitzroy residents have their finger on the pulse of inner city Melbourne. Fitzroy has a diverse population and its terrace houses stand side by side with high-rise apartment buildings and public housing estates.

As one of Melbourne's most popular streets, Brunswick Street is overrun with galleries, bookstores, live music venues and alternative fashion shops. Its coffee shops and eateries are often viewed as some of Melbourne's best. Favourites include Bimbo Deluxe, with its famous $4 pizzas and house-made infused flavoured vodkas, and Little Creatures Dining Hall, an offshoot of the popular Perth brewery that serves delicious food along with its namesake's beers on tap.

St Vincent's Hospital can be found on Victoria Parade, while Fitzroy Primary School and Sacred Heart Primary School both cater to younger children in the area. Though no train station is located in Fitzroy itself, the nearest stations are Rushall Station in North Fitzroy and Collingwood Station. Three tram lines travel through Fitzroy on their way from outer northern suburbs into the city; route numbers 86, 96 and 112. The popularity of cycling in the area is evident in a bike share station located near the St Vincent's Plaza tram interchange.

fitzroy Income & Mortgage Stats

To calculate the percentage of income paid towards a mortgage for the suburb of Melbourne, multiply the mortgage payment (e.g. $2450) by 12 then divide this figure by the weekly income (e.g. $1200) multiplied by 52 (weeks) to look like this ($2450 x12/$1200 x 52) x 100 = 47%

Any figure above 30% usually indicates that the suburb you intend to buy in may have property owners with a high incidence of mortgage stress. In terms of maintaining or growing property values in the future and trying to secure a strong property price when selling, this could have an impact, especially in an economic or local industry downturn.
