armadale Suburb Profile & Review

Armadale is situated in the heart of the City of Stonnington, bordering the affluent suburbs of Malvern and Toorak and trendy Prahran. The CBD, which is a mere 7km away, is easily accessed by public transport. The historic Armadale and Toorak stations are serviced by three train lines, allowing residents to get to the city in less than ten minutes. The route 5, route 6, and route 72 trams also provide access to and from the city.

High Streetis renowned for its shopping; in particular its many wedding dress boutiques, antique stores and high fashion stores. A plethora of cafes and restaurantsline Glenferrie Road, a main thoroughfare which provides the division for neighbouring suburb Malvern. Georgios is really the hub of the Malvern-Armadale area, and its sprawling terrace has long been considered themeeting place for catching up with friends and soaking up the sun. Coin Laundry is another trendy favourite for Armadale locals situated next to Armadale Station. This cafe used to be a coin laundry (hence the name) but expect to find a wait on the weekends for a table.

Armadale is the home of some of Melbourne's leading private schools, including Lauriston Girls' School and the King David School. Neighbouring suburbs Toorak and Malvern also boast some of the city's best primary and secondary schools.

armadale Income & Mortgage Stats

To calculate the percentage of income paid towards a mortgage for the suburb of Melbourne, multiply the mortgage payment (e.g. $2450) by 12 then divide this figure by the weekly income (e.g. $1200) multiplied by 52 (weeks) to look like this ($2450 x12/$1200 x 52) x 100 = 47%

Any figure above 30% usually indicates that the suburb you intend to buy in may have property owners with a high incidence of mortgage stress. In terms of maintaining or growing property values in the future and trying to secure a strong property price when selling, this could have an impact, especially in an economic or local industry downturn.
