patterson lakes Suburb Profile & Review

Best known as the site where Kath & Kim was set and filmed, Patterson Lakes also boasts a series of canals and lakes unlike any other suburb in Melbourne. Many compare its design and atmosphere to that of Queensland. Several houses have built boats and jetties in their backyards to utilise their direct access to the water. The area is popular with retirees and as a result is home to a number of retirement villages.

There is a shopping area near the intersection of Thompson Road and Gladesville Boulevard, where residents can enjoy a meal at one of the many restaurants. Further down Thompson Road is The Cove Hotel, which looks out over the marina. Patterson Lakes Primary School is near the main commercial area at the corner of Gladesville Boulevard and McLeod Road. Patterson River Secondary College is just outside the suburb's confines in neighbouring Carrum.

It is a forty-five minute drive to the city along the EastLink and Monash freeways. Carrum Station is only a few minutes away and trains take less than an hour to reach Flinders Street. There are a number of bus routes servicing the area as well.

patterson lakes Income & Mortgage Stats

To calculate the percentage of income paid towards a mortgage for the suburb of Melbourne, multiply the mortgage payment (e.g. $2450) by 12 then divide this figure by the weekly income (e.g. $1200) multiplied by 52 (weeks) to look like this ($2450 x12/$1200 x 52) x 100 = 47%

Any figure above 30% usually indicates that the suburb you intend to buy in may have property owners with a high incidence of mortgage stress. In terms of maintaining or growing property values in the future and trying to secure a strong property price when selling, this could have an impact, especially in an economic or local industry downturn.
