deer park Suburb Profile & Review

It takes a mere twenty-five minutes to reach the city from Deer Park on the Western Ring Road. However, despite the proximity of the freeway, the Deer Park Bypass enables traffic to skirt the suburb completely. As a result, Deer Park has become a relatively peaceful area to live in. The Kororoit Creek runs through the suburb and branches off into several scenic reserves, providing residents with cycling tracks, picnic grounds and playgrounds.

Restaurants and takeaway shops are scattered along the Ballarat Road shopping strip, while Brimbank Central and theCairnlea Town Centre are both booming shopping malls nearby. Those hungry for serious retail therapy will find Essendon DFO and Highpoint a short distance away.

Victoria University Secondary College has a campus in Deer Park and Victoria University's St Albans campus is also a mere stone's throw away. Three primary schools can be found within the suburb's boundaries. Public transport is provided by Deer Park Station on the Ballarat/Ararat regional V/Line service, and the four bus routes also cater to the area. Industry is centred on the ORICA factory and explosives reserve on Tilburn Road.

deer park Income & Mortgage Stats

To calculate the percentage of income paid towards a mortgage for the suburb of Melbourne, multiply the mortgage payment (e.g. $2450) by 12 then divide this figure by the weekly income (e.g. $1200) multiplied by 52 (weeks) to look like this ($2450 x12/$1200 x 52) x 100 = 47%

Any figure above 30% usually indicates that the suburb you intend to buy in may have property owners with a high incidence of mortgage stress. In terms of maintaining or growing property values in the future and trying to secure a strong property price when selling, this could have an impact, especially in an economic or local industry downturn.
