abbotsford Suburb Profile & Review

Abbotsford can be found in Melbourne's east, nestled between Collingwood and Kew. Mere minutes from the city centre, the former industrial area has undergone significant gentrification over recent years. It is home to Melbourne's largest Vietnamese community, and Victoria Street has been dubbed Little Saigon for its much-visited strip of Vietnamese restaurants.

Abbotsford's superb community facilities cater to all age groups. The Abbotsford Convent Arts Precinct is a hub for cultural events, music performances, markets and festivals. The adjacent Collingwood Children's Farm provides children with the unique opportunity to experience farm life in the inner city, and it plays host to a monthly Family Day and a monthly farmer's market. Dights Falls, where the Merri Creek and Yarra River join, is a short walk from the district, and this is a favourite spot for kayakers and picnickers. Victoria Park, the large stadium that was once home to the Collingwood Football Club, is now open for public use.

Public transport in the area is excellent. Collingwood Station and Victoria Park Station both provide train services on the Hurstbridge and Epping lines. Tram route 109 runs down Victoria Street to Box Hill, while tram routes 78 and 79 terminate at the corner of Church Street and Victoria Street.

It’s important to note when looking at this data that you don’t just use it on its own. Consider this demographic and real estate data as a whole and seek advice from a professional when thinking of buying or selling your next property.

Typically, inner city suburbs within 10km of the CBD are comprised of apartments and semi-detached homes, while middle ring suburbs have semi-detached and detached properties. Rural properties would most likely fall under the “other” category.

abbotsford Income & Mortgage Stats

To calculate the percentage of income paid towards a mortgage for the suburb of Melbourne, multiply the mortgage payment (e.g. $2450) by 12 then divide this figure by the weekly income (e.g. $1200) multiplied by 52 (weeks) to look like this ($2450 x12/$1200 x 52) x 100 = 47%

Any figure above 30% usually indicates that the suburb you intend to buy in may have property owners with a high incidence of mortgage stress. In terms of maintaining or growing property values in the future and trying to secure a strong property price when selling, this could have an impact, especially in an economic or local industry downturn.
