Interested in real estate from a young age, Sam Ganci's passion for property developed early with part-time work while still a student at Brighton Grammar. Driven to find success as a property professional, Sam took a broad approach, first completing a Diploma in Finance, before qualifying with a Bachelor of Business (Property) with a major in valuations and full licensed agent's accreditation. Moving first into the commercial property industry, Sam has worked marketing, leasing and valuing everything from fast-paced retail strip stores, to workshop/office space for a high-profile Mercedes dealer, to cutting-edge St Kilda Rd advertising studio/office premises.

However, it wasn't long before he returned to his first love - the residential real estate market of the bayside suburbs. Always a "people-person", Sam's loves the industry's people focus and its "out from behind the desk" freedom. His local knowledge means that he is at home wherever he goes, while his ability to relate to buyers and sellers at all levels of the market means he always has something to say! But Sam is clear that it takes more than just enthusiasm and an amenable approach to succeed in the competitive local market.

"My focus is always on being a true property professional. That means having a solid code of ethics to guide me through the trickiest transactions, it means having a deep understanding of the regulatory requirements of the sales process, and it means bringing a creative approach to the marketing of individual properties," says Sam. "Above all, being a professional means having strong understanding of the negotiating process. The first thing my time in the commercial marketplace taught me was how to conduct a successful negotiation. It's all about being able to read when buyers are genuine and to negotiate to the absolute limit of their interest."

It's just as well Sam's first love is property, as most of his weekends are now filled with marketing, negotiating and selling real estate. But that's not to say there's not a little time for something more. Golf, surfing, tennis and travel (time out on the Gold Coast is always a favourite) all have a place in Sam's life...although developing his own property portfolio and, perhaps, taking on a small scale development means that his interest never wanders far from real estate.
