clematis Suburb Profile & Review

Clematis is a lesser-known suburb in Melbourne's famous Dandenong Ranges. From the town centre, it takes approximately fifty minutes to reach the city along the Monash Freeway. Orchards, vineyards and dairy farms adorn the landscape, while tourists are drawn to cottage bed and breakfasts.

Schools, childcare facilities and supermarkets can be found in nearby Emerald, a rural township only three minutes away by car. Emerald Primary School and Emerald Secondary College cater to the wider Dandenong region. Clematis itself is home to the Clematis General Store and the Paradise Valley Hotel, a lovely bistro restaurant and bar featuring indoor and outdoor dining overlooking the Paradise Valley. The Puffing Billy steam train passes by the restaurant on its route from Belgrave to Gembrook. If prearranged, the train will pick up passengers from Clematis Station.

The Clematis Fire Brigade is an established CFA firefighting service that caters to the greater Cardinia area. The brigade is a fixture in the community and many Clematis residents are proud to be members.

clematis Income & Mortgage Stats

To calculate the percentage of income paid towards a mortgage for the suburb of Melbourne, multiply the mortgage payment (e.g. $2450) by 12 then divide this figure by the weekly income (e.g. $1200) multiplied by 52 (weeks) to look like this ($2450 x12/$1200 x 52) x 100 = 47%

Any figure above 30% usually indicates that the suburb you intend to buy in may have property owners with a high incidence of mortgage stress. In terms of maintaining or growing property values in the future and trying to secure a strong property price when selling, this could have an impact, especially in an economic or local industry downturn.
